Window Condensation or Failed Seal? A Sacramento Troubleshooting Guide

First, find which surface is wet

Wipe the room-side glass with a clean cloth. If the moisture disappears, it formed on the indoor surface. If it remains, check the exterior safely from accessible ground level. Moisture that cannot be wiped from either surface and appears between the panes points toward a failed insulated glass unit. Do not climb a ladder or disassemble a sash just to diagnose it.

Sacramento homeowners can see different patterns across the year. A cool glass surface and humid indoor air can create indoor condensation; an outdoor pane can collect dew under suitable overnight conditions. Neither observation alone proves the window seal has failed.

What each pattern may mean

Moisture on the room side

Check bathroom and kitchen exhaust, indoor humidity, blinds pressed tightly against glass and whether the problem appears only during cold mornings. Persistent wet trim or staining still deserves inspection: water could also enter at a window opening or adjacent siding.

Dew on the outside

Exterior dew can appear when the outer surface cools below the surrounding air's dew point. It commonly clears as conditions change. Record when it occurs before requesting replacement.

Fog trapped between panes

Clouding or droplets sealed inside an insulated glass unit generally cannot be cleaned from the room. Ask whether the glass unit can be replaced separately in that particular frame and whether any product warranty applies. If the frame is damaged, difficult to operate or leaks at the wall, a broader replacement scope may make more sense.

Check the opening, not just the glass

Photograph staining at the sill, swollen trim and water after rain. A failed perimeter flashing detail is different from a failed glass seal. If nearby siding is also deteriorating, coordinate the investigation with the siding moisture checklist. For heat and comfort concerns, compare the exact product's NFRC window ratings rather than choosing by pane count alone.
