Siding Near Soil and Sprinklers: A Sacramento Homeowner Checklist

Follow the water before choosing a siding color

Sacramento's dry season does not mean the bottom of a wall stays dry. A misdirected sprinkler may wet one elevation every morning. Mulch, soil or paving can also bridge the intended separation between cladding and the ground. When the wall cannot dry, paint failures and soft trim may be the first visible clues.

Walk the perimeter while the irrigation runs. Photograph spray striking siding, window trim, fence posts and door thresholds. Look for dark staining, swollen edges, peeling paint and vegetation pressed against the wall. Turn off or redirect any sprinkler that sprays the house before a new finish is installed.

What the installer should inspect

Bottom edges and ground clearance

Do not assume one clearance applies to every product. Fiber cement, engineered wood, vinyl and wood each have manufacturer instructions for placement above grade, paving and roofs. Ask the installer to identify the chosen product's required clearances on the actual elevations. If a raised bed or patio has buried the existing siding, lowering or reworking that adjacent surface may be part of the scope.

The water-resistive barrier and flashing

Siding sheds much of the rain, but the wall assembly behind it must manage incidental water. A replacement estimate should explain what happens if removal reveals damaged sheathing, how the water-resistive barrier will be integrated, and how windows, doors and penetrations will be flashed. Trim, downspouts and penetrations

Check hose bibs, meter boxes and downspout outlets. Sealant alone should not be the entire water-management strategy. An installer needs a detail that directs water back out, and drainage should end away from the wall.

Scope questions for a Sacramento estimate

  • Which walls show repeated wetting or soft material?
  • Will landscaping or irrigation be changed before siding work?
  • What exact product clearances and flashing details will be used?
  • How will concealed damage be documented and priced if discovered?
  • Who handles trim, painting and cleanup around existing windows and doors?
