Why Fence Gates Sag in Sacramento—and What to Check Before Replacing One

A dragging gate is a symptom, not a diagnosis

When a gate rubs the ground or misses its latch, replacing the latch alone may hide the problem for a few weeks. Close the gate slowly and look at the gaps on the hinge and latch sides. Check whether the gate is out of square, the hinge screws move, or the entire post leans. Those observations determine whether a repair will last.

Four common places to inspect

The hinge post

An ordinary fence bay supports panels on both sides. A gate post also carries a moving load every time someone opens the gate. Push gently at the top of the closed gate while watching the post at ground level. Movement there suggests the footing, buried wood or post needs evaluation. Irrigation repeatedly wetting the base can accelerate deterioration even when the upper post looks sound.

The hinges and fasteners

Loose or undersized fasteners can let the gate drop. Hardware should match the gate's weight and attach to sound framing. Tightening a screw into split or rotten wood is not a durable repair.

The gate frame

Measure diagonally from corner to corner. A large difference suggests the frame has racked. A properly arranged brace transfers the free corner's load toward the lower hinge side; a decorative diagonal that does not support that load may do little. Wide, heavy privacy gates need a frame and hardware selected for their span.

Ground and clearances

Soil movement, a raised path, new paving or vegetation can make a formerly working gate drag. Check the full swing arc, not only the closed position. Leave practical clearance without creating an unwanted gap for pets or privacy.

Repair the component that failed

If the post is plumb and solid, replacing hinges or rebuilding the gate can be sensible. If the post moves, a new gate on the same post will likely sag again.
